The women-buyer concession — actually use it

Easy ₹50k–2L saving

If the property is registered solely in the woman of the family's name, you save 1% — ₹40,000 to ₹2 lakh depending on flat size. Joint registration averages 7.0%, still saving 0.5%.

Note: the loan can still be in both names regardless of who's registered. Banks have no issue with this.

What value is stamp duty calculated on?

The higher of:

  • Agreement value — what you actually paid
  • Government guideline value — circle rate set by MP government for that locality

Most Bhopal premium flats sell at or above guideline value, so the agreement value applies. Older areas sometimes have legitimate market prices below circle rate — in which case you pay duty on the higher circle rate.

When you pay

Stamp duty + registration are paid at the time of property registration. Typically you draft a banker's cheque for the full amount in favour of the Sub-Registrar, Bhopal, and bring it to the registration office.

Cash flow note

Most home loans don't cover stamp duty — it's an out-of-pocket expense. Plan for it 60 days before possession.

  • GST on under-construction: 5% on agreement value (1% if affordable housing)
  • Society maintenance deposit: 6–12 months upfront, ₹30k–₹2 L
  • Society membership and corpus fund: typical ₹50k–₹2 L
Rule of thumb: budget 10% extra cash on top of the flat price at possession for stamp duty, registration, society deposits, interiors, and movers. On a ₹75 L flat that's ₹7.5 L.
