Trishul Buildtech

Strong on Hoshangabad Road. Mid-luxury segment. Known for solid civil work and reasonable per-sq-ft pricing. Less heavy on amenities than the township players.

Silver Spring

Premium apartments and a few villas. Smaller portfolio than the big names, but consistently good finishing. Good fit if you want boutique-scale buildings (60–120 units) rather than 500-unit societies.

Mid-segment players each with their own loyal following. Verify RERA, verify last delivery, talk to current owners. The standard checklist applies.

  2. Pull the builder's last 3 delivered project names. Google "<project name> review" and "<project name> problems".
  3. Call any local property broker (not affiliated with the builder) and ask: "Would you put your own family in this builder's next project?" The answer is more honest than any brochure.
  4. Drive past a 5-year-old project from the same builder. The basement is the giveaway — water seepage, peeling paint, broken lifts say everything.
  5. Ask for the bank list. A project with HDFC + SBI + Bank of Baroda pre-approvals has been triple-checked by their legal teams already.
