RERA changed Indian real estate. Before 2016, builders made promises that lived on brochures. After RERA, those promises live on a government portal — searchable, dated, and legally enforceable. If you are buying property anywhere in Bhopal, the single most useful 5 minutes of due diligence is verifying the project on rera.mp.gov.in.

Step 1 — Open the right website

Go to rera.mp.gov.in. This is the official Madhya Pradesh RERA portal. Anything else — even sites that look identical — is a marketing copy. Bookmark this URL.

Step 2 — Click "Search Project"

The homepage has a navigation bar at the top. Click "Search Project". You will land on a search form where you can look up by project name, builder name, district, or RERA registration number.

Step 3 — Enter the project + city

Type the exact project name as printed on the brochure ("Vardhman Fairmont", "Sagar Pearl", "Aakriti Eco City"). Select Bhopal as the city. Click search.

Tip

If nothing comes up, try the builder's name instead — sometimes brochure names differ slightly from the RERA-registered name (e.g. "Vardhman Fairmont Phase 1").

Step 4 — Open the project record

You will see one or more search results. Click the one with the matching builder name. The project page shows:

  • RERA registration number (format: P-BPL-XX-XXXX)
  • Builder/Promoter name and address
  • Total project area and number of units
  • Construction start and committed possession date
  • Carpet area as per the regulator
  • Project images and approved plans
  • Bank account details (your booking money goes here)
  • Complaint count and details

Step 5 — Check the possession date

This is the most important field. The "Possession Date" on the RERA record is the legally committed handover date. If the builder promised you December 2026 verbally but RERA says June 2027, the legal truth is June 2027.

If you see a major discrepancy between the brochure and the RERA date, ask the builder to explain. A good answer is documented — a bad answer is a hand-wave.

Step 6 — Read the complaints

Every project page has a "Complaints" section. Click into each one:

  • Possession delay complaints — common, but check how many and how old
  • Quality / construction complaints — more serious; execution issues
  • Money refund complaints — most serious; financial distress

Pattern matters more than count. One delay complaint from 2022 that got resolved is fine. Three quality complaints from 2025 all open is not.

Step 7 — Verify the bank account

Under RERA, 70% of your booking money must go into a project-specific escrow account at a scheduled bank. The RERA record shows the bank name and account number. When you pay your booking cheque, make sure the payee matches this exact account.

Single biggest protection

If the builder asks you to pay into a personal account, the builder's company account, or any other account — refuse. This is the single biggest legal protection RERA gives you.

Red flags from the RERA portal

  • Project does not appear on the portal at all
  • RERA registration is expired and not renewed
  • More than 3 unresolved complaints
  • Possession date already passed and no extension granted
  • Bank account on RERA doesn't match the one the builder gave you
  • Builder name on RERA differs from the one on the brochure

A note on penalty

If a builder fails to deliver by the RERA-committed date, you are legally entitled to interest at SBI MCLR + 2% per annum on the entire amount paid — automatically. You don't need to sue. You file a single complaint on the same portal and the authority enforces it. This is the most underused right Bhopal buyers have.
