Why the corridor exists at all

Three things had to come together. First, the Madhya Pradesh government's Town & Country Planning Department approved the Bypass corridor for residential conversion in 2017, releasing 600+ acres for development. Second, road widening to 80–100 ft made the area drivable. Third, civic amenities — DPS Bhopal Bypass, Sagar Public School, Bansal Hospital, Jio Mart — moved in fast.

The major townships in 2026

Vardhman Celestia

Status: Under construction. Possession from late 2026. Configurations: 2 BHK, 3 BHK Type A, 3 BHK Type B, and a 4 BHK triplex. USP: The only township on Ayodhya Bypass with all four configurations on the same plot, sharing the same clubhouse and amenities. Sagar Pearl

Status: Phase 1 delivered. Phase 2 launching 2026. Configurations: 2 and 3 BHK. Notes: Largest unit count on the bypass — 800+ flats when fully built. Good if you want big-society scale.

Aakriti Aakriti

Township of townships — schools, retail, even a hospital inside. Status: Fully delivered. Best for: Families who want to never have to leave the development. Resale market is mature.

Eden Garden Phase 3

Status: RERA registered, construction starting Q3 2026. Mid-segment 2/3 BHK, ₹4,800–5,500/sq ft.

Silver Spring Heights

Boutique scale — 180 units across two towers. Premium finishing. Status: Under construction, possession 2027.

Other names worth knowing

The honest counter-case

Ayodhya Bypass is not for everyone. If your work is at MP Nagar or you need Bittan Market every day, the 25–35 minute daily drive will get old. Resale liquidity is still maturing — you can sell in 2 months on Hoshangabad Road, it may take 4–6 on Ayodhya Bypass right now. Restaurants and nightlife are still thin.
